Abstract
This research explores the critical factors affecting the conservation of heritage buildings in South India, emphasizing the role of facility management (FM) in addressing conservation challenges. South India's rich architectural heritage, represented by ancient temples, forts, and palaces, faces threats from natural decay, urbanization, lack of resources, and inadequate public awareness. The study examines the concept of adaptive reuse, where heritage structures are repurposed to ensure they remain relevant and preserved, such as converting palaces into hotels or museums. Facility management is proposed as a strategic approach to heritage conservation, facilitating efficient resource allocation, maintenance planning, and operational sustainability. Through a comprehensive survey of professionals in conservation and facility management, along with case studies, this research identifies key barriers related to people, processes, technology, and environmental factors. Findings suggest that FM can enhance the longevity, functionality, and relevance of heritage structures by ensuring regular maintenance, integrating modern technology with traditional practices, and fostering community engagement. The proposed framework aims to address current conservation challenges and secure the future of South Indian heritage sites for the benefit of local communities, cultural preservation, and tourism.
