Abstract

This paper provides a comprehensive analysis of the green building sector, examining its core principles, multifaceted benefits, prevailing challenges, and the pivotal role of regulatory frameworks and certification systems in its global adoption. Drawing upon a curated body of research materials, this report synthesizes peer-reviewed studies, government reports, and industry publications to construct a holistic view of the subject. A detailed comparative analysis of global and national certification systems is presented, followed by in-depth case studies of landmark green building projects in India. The analysis reveals that while the initial higher costs of green construction present a significant barrier, these are consistently offset by substantial long-term economic gains, including reduced operational costs and enhanced occupant productivity. The proliferation of global standards, such as Leadership in Energy and Environmental Design (LEED) and the Building Research Establishment Environmental Assessment Method (BREEAM), and localized systems like the Green Rating for Integrated Habitat Assessment (GRIHA) and the Indian Green Building Council (IGBC) rating programs, is driving market transformation. Government incentives, particularly those linking regulatory compliance with financial benefits, are proving to be a powerful catalyst. The case studies of Suzlon One Earth and Indira Paryavaran Bhawan demonstrate the practical application of these principles, showcasing measurable, quantifiable reductions in energy and water consumption. The report concludes that green building is no longer a niche practice but a critical and financially viable pathway toward mitigating the built environment's negative impacts. Overcoming adoption barriers requires a concerted effort from policymakers, industry professionals, and the public to leverage supportive policies, foster education, and continue innovating in design and technology.
